Expert Structural Alteration Contractors in Manchester

Looking for experienced structural alteration contractors in Manchester? At Bespoke Building Contractors Ltd, we specialise in major structural building work that allows homeowners to completely transform their existing properties. From removing load-bearing walls and installing structural steelwork to creating large open-plan living spaces and undertaking substantial internal remodelling, our experienced team provides the expertise needed to bring your ideas to life.

With over 25 years of experience in residential construction, we understand that structural alterations require careful planning, technical knowledge and precision. Removing walls, creating new openings or changing the layout of a property involves much more than demolition. Every alteration must be properly assessed, structurally designed where necessary and carried out with consideration for the existing building.

Based in Northenden, South Manchester, we’re a small, dedicated building company offering a genuinely personal approach. You’ll have one clear point of contact throughout your project, with experienced tradesmen committed to quality workmanship, reliable communication and maintaining an organised working environment.

Whether you’re planning a straightforward internal knock-through or a complete structural transformation as part of a larger renovation, we can provide a tailored solution designed around your property and requirements.

Professional Structural Alteration Services in Manchester

Structural alterations can unlock possibilities within your existing property that you may not have thought possible.

From opening up previously separated rooms to introducing new structural supports and reconfiguring entire layouts, we undertake a wide range of residential structural building work.

Our services are tailored to the individual property, with structural design and calculations coordinated where required.

Load-Bearing Wall Removal

Removing a load-bearing wall can completely transform the layout of your property, creating larger, brighter and more connected living spaces. Whether you’re combining a kitchen and dining room, opening up two reception rooms or creating a more spacious ground-floor layout, we can coordinate the structural design and undertake the necessary building work. Our experienced team carefully plans each project, ensuring the required structural supports are incorporated and the work is completed in accordance with the relevant Building Regulations.

RSJ & Structural Steel Beam Installation

Structural steelwork plays an important role in many residential alterations, providing the support required when existing load-bearing walls are removed or new openings are introduced. We undertake the installation of structural steel beams, including RSJs and other engineered steel sections, in accordance with the structural engineer’s design. From creating wider openings between rooms to supporting substantial property renovations, we deliver carefully managed structural work with attention to safety, accuracy and the surrounding building.

Internal Wall Removal & Knock-Throughs

Many traditional properties were originally designed with smaller, separate rooms that don’t always suit modern family life. Removing internal walls can provide an opportunity to create a more spacious and functional layout without necessarily extending the property. Whether you’re combining a kitchen and dining room, opening up adjoining reception rooms or reconfiguring several internal spaces, we can help assess the proposed alterations and coordinate the necessary work.

Open-Plan Living Conversions

Creating an open-plan kitchen, dining and living space is one of the most effective ways to modernise an existing property. By combining structural alterations with thoughtful internal remodelling, we can help transform disconnected rooms into a spacious, welcoming environment designed around everyday family life. Our experience extends beyond the structural work itself, allowing us to coordinate associated renovations, kitchen installations, flooring and finishing where required.

Structural Openings & Property Reconfiguration

Creating new openings within existing walls can dramatically improve the flow and functionality of your home. Whether you’re introducing a larger opening between rooms, altering an external wall to accommodate new glazing or completely reconsidering an existing layout, we can coordinate the structural design and construction work required. Every project is assessed individually, with careful consideration given to the existing structure, proposed loads and appropriate support arrangements.

Chimney Breast Removal & Structural Alterations

Removing an unwanted chimney breast can provide additional floor space and create more flexibility when redesigning a room. However, chimney alterations can involve important structural considerations, particularly where parts of the chimney remain above or the property shares a party wall. We can help assess the proposed work, coordinate the appropriate structural design and undertake the building alterations required.

Structural Alterations That Completely Transform Your Home

Sometimes the most effective way to improve your home isn’t to build more space. It’s to make better use of the space you already have.

Many properties throughout Manchester were constructed with separate kitchens, dining rooms and living areas. While these layouts may have worked when the properties were originally built, they don’t always reflect how homeowners want to live today.

Structural alterations provide an opportunity to reconsider the entire layout.

Removing a dividing wall between a kitchen and dining room can create a larger, more sociable environment. Opening up adjoining reception rooms can improve natural light and circulation. Reconfiguring existing rooms can create space for modern kitchens, utility areas and more practical family living.

At Bespoke Building Contractors, we approach these projects with the same attention to detail as our larger extensions and renovations.

We consider how the proposed alterations will affect the structure of the property, how the new layout will function and what additional building work may be required to achieve the finished result.

Our goal is simple: to help you create a home that works better, looks better and makes the most of its existing potential.

Structural Engineering, Calculations & Building Regulations

Structural alterations must be approached with care, particularly when removing load-bearing walls or changing how loads are supported within an existing building.

A load-bearing wall may support floors, roof structures, walls above or other structural elements. Removing or altering that wall without suitable replacement support can compromise the stability of the property.

The Planning Portal confirms that a structural engineer or surveyor can assess whether a wall is load-bearing and design the replacement support required.

At Bespoke Building Contractors, we can coordinate the structural design and calculations needed for your project, working alongside appropriately qualified structural engineers.

Depending on the proposed alterations, this may include assessing the existing construction, specifying structural steelwork, considering supporting walls and foundations, and preparing the information required for Building Control.

We can also manage the associated construction work, helping ensure the structural design is implemented correctly.

From the initial assessment through to the finished alteration, we provide a coordinated approach that puts safety, workmanship and clear communication first.

Frequently Asked Questions About Structural Alterations in Manchester

In most cases, removing a load-bearing wall requires a structural assessment and calculations to determine the appropriate replacement support. A structural engineer can assess the loads involved and design the necessary steelwork or alternative structural solution. We can help coordinate this as part of your project.

The cost depends on several factors, including the size of the opening, the loads being supported, structural steelwork requirements, access and the amount of associated building work. Structural calculations, Building Control fees and finishing work may also need to be considered. We recommend arranging a consultation so we can assess your requirements and prepare a tailored quotation.

Planning permission isn’t normally required for straightforward internal alterations to an ordinary house. However, listed buildings and properties subject to particular restrictions may require additional consent. Building Regulations approval is a separate consideration and will generally be necessary where load-bearing structural elements are altered.

Yes, alterations affecting the load-bearing structure of a property will generally require Building Regulations approval. This helps ensure the proposed work is structurally sound and meets the applicable safety requirements. We can help coordinate the necessary design information and Building Control correspondence.

Absolutely. We can undertake the structural alterations required to combine existing rooms and create larger open-plan kitchen, dining and living spaces. This may involve removing internal walls, installing structural supports and completing associated building and finishing work.

Timescales depend on the complexity of the work, structural design, access, temporary support requirements and the amount of associated construction and finishing involved. A single structural opening will have a different programme from a complete ground-floor reconfiguration. We’ll provide an estimated schedule once the scope has been assessed.

This depends on the nature and extent of the work. Some projects can be undertaken while homeowners remain in the property, while more extensive structural alterations may require temporary arrangements. We’ll discuss potential disruption and safety considerations before work begins.

Yes. Structural alterations are frequently required when connecting new extensions with existing properties. We can undertake both the extension and associated structural work as part of a fully managed building project.

Yes. If you’ve already appointed a structural engineer and have drawings or calculations prepared, we’re happy to review the information and discuss undertaking the construction work. We can also coordinate structural design where it hasn’t yet been completed.

Allan and the Bespoke team have done it again! They’ve done an amazing job landscaping the garden after renovating our bungalow. The expertise, skill, and passion that every single member of the team brings is incredible. Once again, Allan and the team delivered an incredible job — from the planning stage to the very end, everything ran like clockwork. The finish is done to such a high standard. We’re absolutely over the moon — it’s exactly how we imagined it to be! A big thank you to Allan, Dan, and the team for completing our dream home. The transformation doesn’t stop when the sun goes down 🌙 After looking at several building contracting companies, we decided to go with Bespoke building contractors Ltd, based on their 5-star Google reviews and we weren’t disappointed in anyway what so ever. We used all of the Bespoke building services, from planning, design, building to decorating. From our 1st initial consultation meeting, we were very comfortable dealing with Allan, he was very knowledgeable, thorough, honest, and clear about the costings. Allan has a great team of highly skilled, professional, qualified workmen around him, working to his schedule and tight deadlines, without losing any quality and craftmanship. We were regularly updated on every stage of the building work being carried out, right throughout the whole of the project. Allan was never too busy to respond to any queries or concerns we may have had. We were given a 16-week schedule to totally rebuild a 2-bedroom bungalow, complete with a kitchen/dinner and an open plan extension. Bespoke did this in 15 weeks, with a week to spare, giving us our dream home with a showroom finish. We had to wait 12 months for Bespoke to start our project, to be honest if we were to use Bespoke again, we’d wait even longer!! Thanks Allan, Dan and the whole Team From Kal & Sukwinder

What a fabulous building company! If we had known about Allan Robb and his superb team before, we would have had the freezing conservatory replaced with a warm room years ago! From the start of our project, Allan Robb helped us endlessly and patiently with all the planning permission and building regulation requirements, and our emails were always answered promptly and clearly. The "project management" provided by Allan Robb was outstanding. When work commenced, each stage followed the building schedule we were given and the various teams (brick layers, roofers and plasterers to mention but a few) arrived when expected and we were never left wondering what was happening. All the teams were polite and friendly and always mindful of our comfort and requirements. Special attention was given to the choice of roof tiles and bricks which was something that had not even crossed our minds! Although we felt very special, we can see from other Reviews that we are not the only clients that have been impressed and delighted by these contractors, so their work ethic is clearly a company policy. We have absolutely no hesitation in recommending Bespoke Building Contractors. They are first class! Thank you to all who worked on our project - we love our beautiful new warm extension. Excellent. Allan and the team recently rebuilt our decking. From start to finish they worked hard & efficiently. Communicating clearly the progress of the project and expectations. We had a clear deadline by which we needed it done and, despite there being additional elements added, they delivered ahead of schedule. Quality of the work is exceptional. Really pleased with the final outcome. Already starting to consider other projects we can have them return to do. Would 100% recommend. Thanks!

Allan and the guys did a fantastic job - had an internal wall removed and replaced with a beautifully plastered and framed doorway. Everything was well explained and planned out. Really trustworthy people - able to leave them with a spare key when we popped out.
